Living in Santiago

Santiago de Compostela is a Galician city of just over one hundred thousand people, and the figure depends on which INE operation you read: the padron gives 100,965 at 1 January 2025, the Censo Anual de Poblacion 100,842 at the same date. It sits in the province of A Coruna, so there is no Santiago province, and the provincial population and provincial asking price belong to A Coruna, which we cover separately.

The sharpest figure here is not INE's. IGE publishes a seasonal population load index, the taxa de carga poboacional, in full time equivalent persons; for the municipality in the third quarter of 2023 it reads 120.85, against 104.37 for the municipality of A Coruna and 105.89 for Galicia. It is a load index from a separate IGE operation, not a count of visitors or second homes, and it cannot be divided into or compared against an INE population.

Rain matters here. AEMET's normals for 1981 to 2010 come from Santiago de Compostela Aeropuerto, station 1428, at 370 m, a site Aena describes as lying in three municipalities: Santiago de Compostela, O Pino and Boqueixon. They give 1787 mm of rain a year, 139.5 days with 1 mm or more and 104.3 days of fog. Idealista prices five of the ten Santiago areas it lists in its July 2026 report.

The upside is real. So is the downside. Both matter more than any brochure will admit.

The case for

  • Six service types in Adif's station listing

    Adif lists AVE, Avant, Alvia, AVLO, Media Distancia and Regional at Santiago de Compostela-Daniel Castelao. That is what Adif publishes for the station, and it includes high speed.

  • An Aena airport with over three million users

    Santiago-Rosalia de Castro handled 3,120,759 users in 2025 on Aena's own release. Aena describes the site as lying in three municipalities: Santiago de Compostela, O Pino and Boqueixon. Those are passenger movements, not tourists.

  • Hospital complex of its own health area

    SERGAS places Santiago in the Area Sanitaria de Santiago de Compostela y Barbanza, whose hospital complex is the Complexo Hospitalario Universitario de Santiago, the CHUS. SERGAS publishes the complex portal itself.

  • The historic centre is not the dearest priced area

    Of the five Santiago areas Idealista priced in July 2026, Casco Historico sits below the municipal figure and Ensanche - Sar sits highest. The usual assumption about old towns does not hold here.

  • Moderate summers in the AEMET normals

    At the airport station the August average of daily maximum temperatures is 24.7 degrees and the annual mean is 13.0. AEMET's normals cover 1981 to 2010, and that August figure is an average, not a peak.

  • Wet and foggy through much of the year

    The 1981 to 2010 normals give 1787 mm of rain, 139.5 days with 1 mm or more, 104.3 days of fog and 13.3 days of frost, from a station Aena places in three municipalities rather than in Santiago alone.

  • Half the listed areas carry no price

    Idealista prices five of the ten Santiago areas it lists in its July 2026 report. Arins, Castineirino - Cruceiro do Sar, Conxo, Marrozos - Eixo and San Lazaro - Meixonfrio carry no figure at all.

  • Seasonal load runs well above the Galician figure

    IGE's taxa de carga poboacional for the municipality reads 120.85 for the third quarter of 2023, against 105.89 for Galicia. It is a load index in full time equivalent persons, not a count of visitors or second homes.

  • One priced area fell over the year

    Campus sur - Santa Marta stood lower in July 2026 than a year earlier on Idealista's own table, the only one of the five priced Santiago areas moving that way. All of these are asking prices, not sales.

  • Two gaps we could not fill

    We have not been able to establish a Cercanias line inventory for Santiago, and the annual sunshine and cloudless day cells in the AEMET table are blank, so we publish no annual sunshine total for the station.

Where you might be better off elsewhere

Santiago is a small city with a large seasonal load and a lot of rain, and both are sourced rather than impressionistic. What we cannot tell you is what the unpriced half of the city costs: Idealista prices five of the ten areas it lists, so Arins, Castineirino - Cruceiro do Sar, Conxo, Marrozos - Eixo and San Lazaro - Meixonfrio carry no figure, and there is no barrio tier below the district level here. Every Idealista figure is an asking price from advertised listings.

If the rain or the seasonal load puts you off, four other cities in this guide are worth reading next. A Coruna is in the same province, and Idealista prices twelve of the fifteen areas it lists there, so the coverage is better; its station has run from a provisional terminal since 14 December 2024. Valladolid has a Renfe Proximidad corridor rather than a Cercanias network. Toledo has one service type in Adif's listing, Avant from Madrid Puerta de Atocha. Salamanca gets neither an AVE nor an Avant in Adif's listing.

How many people live in Santiago de Compostela?+
INE publishes two figures at the same reference date, 1 January 2025, and they do not agree. The padron, the Cifras Oficiales de Poblacion, gives 100,965. The Censo Anual de Poblacion gives 100,842, a difference of 123 people. Neither is a correction of the other and INE does not reconcile them, so we name the operation whenever we quote a number. The padron figure for the province of A Coruna is 1,135,612, which is the province, not this city.
Is there a Santiago province?+
No. Santiago de Compostela is a municipality in the province of A Coruna, and A Coruna is a separate guide on this site. Idealista's July 2026 province figure and INE's provincial population both describe A Coruna province, which contains both cities along with many other municipalities, so neither is a Santiago figure. Santiago is also one of the units where INE's printed name, Santiago de Compostela, differs from the short form we display.
Which areas of Santiago does Idealista publish a price for?+
Idealista prices five of the ten Santiago areas it lists in its July 2026 report: Campus norte - S.Caetano, Campus sur - Santa Marta, Casco Historico, Concheiros - Fontinas and Ensanche - Sar. Which hospital and health area covers Santiago?+
SERGAS places Santiago in the Area Sanitaria de Santiago de Compostela y Barbanza, one of the seven areas SERGAS publishes for Galicia. The area's hospital complex is the Complexo Hospitalario Universitario de Santiago, the CHUS, whose portal SERGAS publishes. SERGAS does not use the phrase hospital de referencia on the pages we read, so we report area membership rather than borrowing a term the source does not use. A draft decree published in August 2026 changes no area and is not in force.
How many residents were born abroad?+
On the Censo Anual de Poblacion at 1 January 2025, of 100,842 residents, 14,545 were born outside Spain and 8,233 held a foreign nationality. The two measure different things: the gap is naturalisation, and the padron records one nationality per person. By country of birth the largest groups INE publishes are Venezuela 2,677, Colombia 1,252, Peru 1,207, Argentina 935 and Brasil 855. By nationality the ranking changes, with Peru above Colombia.
What are the costs of buying property in Santiago?+
When buying property in Santiago, budget for property transfer tax (ITP) of 8%, plus roughly 3-4% in notary, land registry and legal fees. Agency commission is usually paid by the seller. On the mainland and the Balearics, new builds pay VAT (IVA) of 10% plus AJD stamp duty instead of ITP. Transfer tax is set by Galicia rather than nationally, and reduced rates can apply for main homes and younger buyers.
What are the ongoing costs of owning property in Santiago?+
Annual property ownership costs in Santiago include IBI (property tax) of 0.4-1.1% of cadastral value, community fees (for apartments), rubbish collection tax (basura), utility bills, and property insurance. Budget approximately 2-4% of property value per year for all running costs. IBI is set by the town hall of Santiago within a national band, so it is municipal rather than regional.
What taxes do I pay when selling property in Santiago?+
When selling property in Santiago, you pay capital gains tax (plusvalía) on the profit at rates of 19-26% depending on the gain amount. Non-residents have 3% of the sale price withheld at completion. You may also pay municipal capital gains tax. Main residence exemptions may apply for residents over 65. Capital gains tax is national, so it is the same in Galicia as anywhere in Spain. Plusvalia municipal is set by the town hall of Santiago and has had two calculation methods since the 2021 reform, so ask your lawyer which one is cheaper for you.
Can I still get a Golden Visa by buying property in Spain?+
No. Spain withdrew the Golden Visa property investment route in April 2025, so buying in Santiago no longer leads to residency. Non-EU buyers who want to live in Spain apply for a separate permit instead, most often the non-lucrative visa (proof of income and private health insurance) or the digital nomad visa (remote work for non-Spanish clients). Ask an immigration lawyer which route fits your situation before you buy.
